Branch Hall Relocation Feasibility Committee Meeting
April 1st Minutes

Meeting opened 7:40 PM
Correspondence:
Letter of resignation from Karen Russo.
Unsigned contract for sale received from church. Committee agrees to consider this document as letter of intent. This document offers the branch $275,000. for the building and the land. With $1000. deposit, $248,500. to be financed, and $25,000. at closing. Contract offer requires acceptance by May 30, 2009, and closing by October 2009. Billy Neu stated that those dates are negotiable.
Committee reviewed tax office assessment of $160,000. Discussed non profit status.
Committee received a large amount of information on real estate currently available in our branch area for consideration.
Janet O’Connor to review information provided more closely and report back at next meeting.
Some mileage and distance information was provided by the hall.
Doug Scholpp to obtain all information on expenses for current hall location.
This is to include mileage reimbursements paid to members and maintenance costs for the current hall location etc.

Discussions:
Committee to request $1000. budget from branch for expenses.
The Committee agreed that we are considering a replacement location for the hall due to the current offer on the table by the church.
The question of if the branch should consider to rent or lease was raised. Kevin Byrne to investigate any ramifications with capitol gains taxes etc, if the hall is sold.
Kevin and Doug to look into available property for lease or rent for consideration by the committee.
Billy will research available vacant land for sale.
Jim Osborne to look into construction costs for a new building on vacant land.
Jim will explore different types of construction from wood frame to Steele buildings etc.
Kevin and Doug will explore available real estate in the area of Kanner Hwy.
JJ will explore the Jupiter area.
Billy will look into the Donald Ross Rd and PGA area.
Building and zoning - It must be confirmed if the branch is considered a non-profit or fraternal org.
What do the areas being considered classify the hall as?
Types of property being considered:
2000+ square feet
3 - 4 acres
Kitchen and Bar area
2 - 3 Offices
Both new construction and older construction
The Committee considered paying for an appraisal of the current branch hall.
It was agreed not to do one now. Jim to get market analysis.
