NALC Branch 1690 Branch Hall Relocation Committee Meeting June 24, 2009

DISCUSSIONS:
The stimulus package the President Obama signed has provided funds for rebuilding of the Kanner Hwy bridge in Martin County.
This in turn has raised the market value on property in that area.
Billy noted that one property that he looked at had an asking price of over $800,000.
Billy brought to the committee two available pieces of property to look at.
The first is a warehouse space in an business condo .
It is 3500 square feet and is zoned industrial.
Industrial zoning only offers 1 parking spot per 1000 square feet as opposed to commercial zoning that offers 1 spot per every 100 square feet.
The asking price for this property is $385,000.
The Firemen’s union hall is located in the same strip of businesses.
Meeting schedules would have to be structured around other tenants of this space in order to accommodate the Union Halls parking needs.
The second property discussed was a free standing building.
It is 2100 square feet, on .80 acres if land. The asking price is $480,000.
There are currently 4 realtors looking for property for the hall.
It was agreed by the committee to find a Real Estate Attorney in Martin County, and to purchase a zoning map for Martin County.
The Attorney and the maps will help expedite answers to zoning questions.
The Hall will need to find a location that is zoned a minimum COR 1 or COR 2, commercial or industrial.
There is a foreclosure property for sale that seems to fit the needs of the hall in size and location.
Unfortunately it is in an area zoned agricultural.
The committee will investigate this property further to see if any possibilities exist that would make this property an option for the hall to consider.
JJ will contact Dennis Taylor former Palm Beach County Commissioner, for a referal to a real estate attorney.
The Committee will also contact Doug Scholpp and Kevin Byrne to keep there feelers out for one.
Perhaps the Committee could find one willing to work pro bono or for a lower fee.
Billy discussed the letter of intent or proposal for contract from the church next door to the current hall.
The offer has been extended to July 31st with a closing of November 31st.
The Committee will ask the Hall to contact the church.
Confirmation that the Hall property can be used for religious purposes needs to be made, as this is a contingency on the proposal made by the church.
The committee is to continue looking at available property.
They will try to find property with 1 ½ acres of land with a 3000 square foot building on it or with the option to build on it.
